Development of land use and design framework for the 18 acre site to guide proposals and manage density for the future redevelopment of the site.

The framework supplements planning guidance for future planning applications and informs the selection process of potential developers.

The proposals include new and upgraded marina facilities and related businesses including visitors centre, cafes and workshops with cross funding through integration of residential use for 200 apartments and townhouses across the site.

The framework embeds a design code to safeguard aspects of place, sustainability, identity, accessibility and established constraints. The sensitivity and nature of the site demanded close consultation with City of Edinburgh Council, Historic Scotland, Scottish Environmental Protection Agency (SEPA) and Scottish Natural Heritage to appropriately manage the listed buildings and woodland, Special Protection Area (SPA) and Sites of Special Scientific Interest (SSSI) status along with flood risk and SUDS analysis.
